The challenge

The house still ran on a single-phase supply with six circuits dating from the 1970s. Induction cooking, an EV charger and a heat pump could not coexist. The crawl space was persistently damp, which would have made underfloor heating pointless without intervention.

Technical execution

Supply upgraded to 3x25A with the grid operator, a new NEN 1010 consumer unit with 14 circuits and separate RCDs per function. The crawl space was sealed with a vapour-retarding membrane before the underfloor manifolds were set. The 18 m2 extension is carried on two structural steel beams.

We had quotes from four companies and none of them wanted to own the whole thing. Here one company signed for the entire chain.

The challenge

An apartment inside a VvE (owners association) with restrictions on facade units and strict noise limits. The owners wanted to leave gas behind without touching the listed front facade, and without raising floor height by more than 30 mm.

Technical execution

The outdoor unit sits on vibration dampers behind the roof structure, out of sight from the street and inside the association noise limit. A 22 mm low-build underfloor system was combined with a hybrid setup, so the existing radiators can assist on the coldest days.

The association application and the noise measurement were handled for us. That was exactly the part we were dreading.

The challenge

The ground floor was four small rooms around a load-bearing central wall. The owners were relocating from abroad and could not visit the site weekly. Financing ran through a bouwdepot, which required itemized pricing per build phase.

Technical execution

The central wall was replaced with an HEA beam on new foundations under the bearing points, structurally calculated and certified. The ground floor was replanned around an island with all services concealed. A weekly photo log and a shared payment schedule kept both the bank and the owners in the loop.

We were still in London when the wall came out. Every Friday the progress was in the portal with photographs.
